Occupation of Unit
- NO petrs are allowed in the flat or on the common property.
- With the exception of working dogs for disabled people, our hotels do not accept pets.
- All rules pertaining to sectional title properties, regarding occupation of property must be adhered to, as we may be requested by the Body Corporate to evict Tenants or their guests.
- Should you require a Copy of the rules please requests such from our office.
- Over-crowding is not allowed. The maximum number of persons including children may not exceed six (6).
- A charge of R300-00 per night per person for over-crowding, will be charged.
- However, an application to exceed the maximum number of tenants will be considered on merit.
- Please ensure the noise levels from TV"s hi-fis, etc. is not causing a disturbance to other occupants in the complex.
- Children are not allowed to play in the passages or lift.
- We will not allow any persons under the age of 21 to occupy any property, without adult supervision.
- Such unsupervised persons occupying the unit, will be evicted, without a refund.
- Two undercover parking bays in the basement will be provided with not additional costs.
- Faulty T.V. sets and electrical appliances will be repaired a.s.a.p. No reductions of fees will be allowed.
- The Unit does not have air-conditioning.
- We will not take responsibility for any personal belongings in the units, also any theft or burglary that may occur during your stay.The flat is serviced twice weekly except on Sundays and Public holidays. Cleaning staff only make beds, clean bathrooms, sweep, mop and dust. They do not wash dishes.
- Windows and patios are cleaned once a week.
- Bed linen is provided in the units and replaced once a week.
- Washing and especially towels and costumes may not be hung over furniture, balconies or fences.
- Please ensure that you leave the flat in the same condition you receive it, making sure all the windows and doors are securely locked on your departure, as you will be held liable for loss as a result of theft or damages that may occur due to negligence.
- Once the keys have been collected, they are your responsibility and if lost, damaged or not returned to our office on departure, you will liable for replacement of locks, keys and remotes.
- Breakages will be deducted from the deposit.
- On arrival please check the flat contents against the inventory provided.
- Shortages and any breakages must be reported within 48 hours otherwise you will be liable.
Payments and Cancellation Policy
- Rates are in Rands and Dollars inclusive of14% VAT.
- Adult rates are quoted per number of person, per day, sharing.
- Children up to 12 may share with their parents or minders, maximum two children per tented room.
- Children 12 years and older count as adults for billing purposes, whether or not they share with parents or minders.
- Management reserves the right to make periodic adjustments to the published rates.
- Bookings made more than 28 days prior to the arrival date will be secured only on receipt of a deposit of 50% of the total amount due.
- Payment in full is required 28 days prior to arrival.
- Master and Visa cards are accepted.
- No cheques will be accepted.
- Payment is to be made into our bank account.
- On confirmation of the reservation, you will receive an invoice from us
- Please fax or email bank transfer to us.
- If the required deposit is not received within 48 hours, the booking will be released.
- Payment of the balance due must be received at least 28 days prior to the arrival date failing which the booking will be cancelled and the deposit forfeited.
- Bookings made within 28 days of the arrival date will be secured only on receipt of the full amount due.
- Cancellations need to be in writing and should be sent by email or fax
- 25% of fee if cancelled less than 30 days prior to arrival
- 50% of fee if cancelled less than 14 days prior to arrival
- 75% of fee if cancelled less than 7 days prior to arrival
- 100% of fee if cancelled less than 48 hours prior to arrival
- Once the keys have been collected, they are your responsibility and if lost, damaged or not returned to our office on departure, you will liable for replacement of locks, keys and remotes

PLEASE READ AND SIGN ACCEPTANCE OF THE ABOVE TERMS AND CONDITIONS AS THIS DOCUMENT IS CONSIDERED A LEGAL CONTRACT AND MUST BE SIGNED BEFORE KEYS ARE HANDED OVER. FAX BACK TO US WITH YOUR DEPOSIT SLIP AND A COPY OF YOUR I.D. WE DO NOT ACCEPT DINERS CLUB & AMERICAN EXPRESS CARDS, DEBIT CARDS OR CHEQUES!!
